Dumbarton is the MLS area on Redwood City's east side, between El Camino Real and Highway 101 near Woodside Road, named for Dumbarton Park and also covering the Fair Oaks area. (The “original” Fair Oaks renamed itself Atherton in 1923.) Its homes were built anywhere from World War I to the 1980s, mostly modest postwar houses, many updated or expanded, and it's one of the most affordable parts of Redwood City, with a 12-month median around $1.38M. It's also been one of the city's strongest performers: the median rose about 69% from 2015–16 to 2024–25, ahead of the city's 55%.

Parking & walkability: Most homes have a driveway and a garage, though lots are smaller and street parking is busier on some blocks. The streets are flat, making it easy to bike, and everyday shopping along Woodside Road and El Camino Real is close by. Highway 101 is right at the edge of the neighborhood, and downtown Redwood City and its Caltrain station are a few minutes away.
