Belmont Woods is on Belmont's western edge, around Water Dog Lake, which William Ralston built to collect spring water for his estate. When builder Tom Culligan started a subdivision here in 1946, local historian Russell Estep was so doubtful about building this far from town that he sarcastically suggested naming the streets after distant mountains; the names Lassen, Yosemite and Tahoe stuck. Today homes here tend to have larger lots, with some of the best views in Belmont. It's also been one of the city's stronger performers: the median rose about 69% from 2015–16 to 2024–25, and the 12-month median is around $3.39M.
Parking & walkability: Most homes have a driveway and a garage, and the residential streets are quiet and easy to park on. The trails around Water Dog Lake are right in the neighborhood, while shopping and errands are a short drive away at the Carlmont Shopping Center and along Ralston Avenue. Highway 280 is close by.
