Living in Carmel Village
Carmel Village is Foster City's official Neighborhood #3, which also includes Marina Green. It was built alongside Bay Vista as the city's third subdivision, mostly one- and two-story homes from the 1960s, with newer waterfront homes on Dolphin and Sailfish Isles and along the canals added in the 1970s and '80s. It's mostly single-family homes, plus a smaller number of townhomes and condos. The 12-month single-family median is around $2.11M with 18 sales, and homes are selling quickly: a median of 8 days so far in 2026 at about 103% of asking.
Parking & walkability: Most homes have an attached two-car garage and a driveway, and street parking is generally easy. Like all of Foster City, it's flat, with paths along the lagoon and the Bay Trail close by, so walking and biking are easy. Everyday shopping is a short drive or bike ride, and Highway 92 and Highway 101 are a few minutes away.
