Living in Los Prados

Los Prados was the last of San Mateo's eastern neighborhoods to be subdivided, near the Foster City border and built around a sizeable central park. Its streets hold modest California ranch homes, a late-1970s waterfront subdivision on Kimberly Way and, more recently, a few high-end waterfront homes, along with a larger number of townhomes and condos. Single-family homes sold for about 112% of asking on average in 2025, while the condo and townhome median has varied widely from year to year, from about $630K in 2025 to about $1.2M so far in 2026.

Parking & walkability: Townhome and condo complexes include assigned parking with more limited guest spaces, and single-family homes have driveways and garages. The flat streets make biking easy, Hillsdale's shopping is close by, and Highway 92 and 101 are a few minutes away.
