Unincorporated San Mateo Highlands, home to Joseph Eichler's largest contiguous development.

About the neighborhood

Living in The Highlands & Ticonderoga

The Highlands is an unincorporated community in the hills west of San Mateo, and the largest contiguous development by Joseph Eichler: most homes are his post-and-beam California Modern designs, built between the mid-1950s and mid-1960s, with walls of glass, atriums and radiant-heated floors. It includes the experimental X-100, one of only two Eichlers built with steel rather than wood, plus a pocket of more traditional two-story homes by another builder at the bottom of Bunker Hill Road. There were 31 sales in the last 12 months at a median around $2.75M, and 2026 sales so far have moved in a median of 7 days at about 110% of asking.

Parking & walkability: Most homes have a driveway and an attached garage or carport, and the residential streets are quiet and easy to park on. It's a hilly, driving-oriented neighborhood, but Highway 92 and 280 are right there, open space and trails are close by, and San Mateo's shopping is a short drive.
