Belle Air is San Bruno's second-oldest subdivision, platted in 1905 by Alfred Wiehe & Company on one-time swampland at the mouth of San Bruno Creek. The 1906 earthquake and the 1907 completion of the Southern Pacific's Bayshore Cutoff brought quick growth, though most of today's homes, mostly two- and three-bedroom houses on 2,500 to 5,000 square-foot lots, were built between 1940 and 1960. It's one of the most affordable single-family areas in the county, with a 12-month median around $950K, and the median rose about 60% from 2015–16 to 2024–25.
Parking & walkability: Lots are smaller and many homes have a one-car garage, so street parking is busier on some blocks. El Camino Real's shops, downtown San Bruno Avenue and the San Bruno Caltrain station are close by, and Highway 101, 380 and SFO are minutes away.
