Parkway was built in response to South San Francisco's first housing shortage in the early 1930s, with homes built ten at a time by developer James Arnott and Sons and modeled on San Francisco's Parkway Terrace subdivision. Its homes sit on hilly streets close to downtown. Only about 1 to 4 homes sell here each year, so medians swing, but prices have been among the higher ones in the city, with a 2025 median around $1.42M, and the median rose about 57% from 2015–16 to 2024–25.
Parking & walkability: Most homes have a garage and a driveway, and street parking is generally easy. Downtown's Grand Avenue, Orange Memorial Park and El Camino Real's shopping are close by, and the Caltrain and BART stations and Highway 101 are a few minutes away.
