Living in Sterling Terrace & Stonegate
Sterling Terrace & Stonegate sit on the northern slopes of Sign Hill near Hillside Boulevard, and both grew out of South San Francisco's postwar boom, when the city's population jumped from about 6,000 in 1940 to 39,000 in 1960. Sterling Terrace dates to 1949, when builder Andres Oddstad started there before moving on to Linda Mar in Pacifica, and Stonegate added the Ridgegate subdivision in the late 1980s. Today it's mostly single-family homes, many with bay or hillside views, plus some condos and townhomes. The 12-month median is around $1.25M, and 2026 sales so far have averaged about 112% of asking.
Parking & walkability: Most homes have a garage and a short driveway, and condo complexes include assigned parking. The hilly streets make it more of a driving neighborhood, but Sign Hill's trails are right there, downtown's Grand Avenue is a few minutes away, and Highway 101 and San Bruno Mountain are close by.
