Rollingwood San Bruno, CA
Northwest San Bruno hills with mid-century homes and bay views; the city's busiest single-family market.
Living in Rollingwood
Rollingwood, known at various times as Golden Gate Estates and Rosswood, climbs the hills on San Bruno's northwest side on land that was once “Jersey Dairy #1” of Richard George Sneath's dairy, and before that a gathering place for Ohlone people drawn by the creek. Cattle still grazed here in 1950, and subdivision began in 1953; many homes are raised ranches with garages at street level and living space above. It's San Bruno's busiest single-family market, with 33 sales in 2025 and 28 in the last 12 months, and one of its strongest performers: the median rose about 66% from 2015–16 to 2024–25, with a 12-month median around $1.47M.
Parking & walkability: Most homes have a garage and a driveway, and street parking is generally easy. It's a hilly, driving-oriented neighborhood, but Highway 280, Skyline Boulevard and Tanforan are all a few minutes away.

Borders are built lot by lot from the county's property lines and where homes have been listed (MLS neighborhood codes), and stay inside official city limits (dashed), so a home or two along an edge may differ from official MLS lines.
