Living in Brewer Subdivision & Upland
Brewer Subdivision & Upland is one of Hillsborough's designated neighborhoods, on the town's east side near the San Mateo border. Its history reaches back to the estate era: the famed San Mateo Polo Club's elaborate clubhouse once stood at its southern edge along El Cerrito Drive, and in 1917 Templeton Crocker, son of railroad baron Charles F. Crocker, began his Uplands estate here. After the war it filled in with mid-century ranch homes, many now being replaced by larger new houses. It's a small market, with only about 3 to 10 sales a year, so prices swing widely. In 2025, 6 homes sold at a median of about $5.95M, and the median rose about 62% from 2015–16 to 2024–25, well ahead of the town's 34%.
Parking & walkability: Homes have long driveways and multi-car garages, and Hillsborough has no sidewalks, so this is a driving neighborhood. The upside is quick access to San Mateo: downtown San Mateo, San Mateo Park and the El Camino Real corridor are just a few minutes away, and Highway 92 and 101 are close by.
